Why are Baby Boomers Important?

81 million US Baby Boomers* (born between 1946-64) began to reach retirement age (59 ) in 2004. 28% of the US population is a Baby Boomer. 2016 is the peak year, with 4.3 million 59 year old birthdays. A Boomer turns 50 every 7.4 seconds this 2005!

*Many non-US Boomers will choose to retire in the USA to be closer to the world’s best health care system. per year: 4,000,000 per day (4.0 mil / 365): 10,958 per hour (10.6 k / 24): 456 per minute (456 / 60): 7.1

Boomers have just begun buying their second/retirement homes.

Michigan has 234,000 second homes, California has 237,000 and Florida has 483,000. 6.4 million people own a second home, up over 40% since 1995. By 2010, an estimated 10 million people are expected to own a second home, despite 9/11, this is a 56% increase in just 5 more years and could be considered a boom market by any measure. More people will buy in the next 5 years than have purchased in the last 10 years, competition for desirable retirement residences will only intensify, appreciate in values will follow suit. Low rates have helped fuel this real estate market, but they are a smaller part of the equation than is commonly believed. Currency exchange rates have a much more dramatic inflationary effect on resort area real estate.

The trend began in 2001, and intensified as interest rates fell in 2002-03, causing some boomers to “buy early”. Real estate further became the investment “du jour” as it became clear in 2001-02 that the stock market was ‘not returning the level of investment returns’ that many boomers had built retirement savings expectations around.

This lack of security and control in the stock market, and its positive effect on real estate investment, will be discussed further in this report. In addition, tax ramifications for second home ownership has helped encouraged second home ownership says the Wall Street Journal “In addition to low interest rates and demographics, the second-home market has been helped by the Taxpayer Relief Act of 1997, which established new rules for the treatment of a capital gain on a principal residence. Under the old law, taxes on gains were deferred if the seller bought a new home of equal or greater value up to two years before or after the sale of the primary home. In addition, sellers over age 55 could claim a one-time exclusion of $125,000.” New rules repealed the mandatory gain-deferral and increased the exclusion to $500,000, as long as a taxpayer owned and used the principal residence for two of the five years preceding the sale date of the home. Plus, the exclusion now can be claimed every other year. These tax changes “liberated” sellers from the pressure to trade up to avoid a tax hit. Instead, says an NAR spokesman, it has encouraged many sellers to trade down to more modest digs, while using the remaining proceeds to purchase second and third homes. Tax changes have created a whole new form of property ‘trading’, where there is a tax advantage to buy a new home every 24 months, allowing a capital gain profit with zero tax cost. For many savvy investors, this has created a true ‘cottage industry’ in home flipping. “The second-home market can accommodate 100,000 to 150,000 new housing starts a year over the next 10 years”, estimates David Hehman, CEO of EscapeHomes. But why second homes? As many professional people have discovered, as technology allows us to ‘work from anywhere’; why not work from someplace beautiful, someplace ‘vacation-like’, from the cottage? The evolution of the home office has turned to the cottage office. The typical vacation-home buyer is 55 years old and earned $71,000 in 2003, while investment-property buyers had a median age of 47 and earned $85,700.

For properties purchased between mid-2003 and mid-2004, the median price of a vacation home was $190,000 compared with $148,000 for investment homes. In contrast with the last available full-year price data in 2001, vacation homes have appreciated 12.8 percent from $168,500, and investment homes have risen 25.4 percent from $118,000.

Nearly one out of five second homes will become primary residences after retirement – 27 percent of vacation homes and 14 percent of investment property. “In addition, buyers were looking to diversify portfolio investments,” Mansell said. “This is now the most frequently cited motivation for purchasing a second home.” In listing the reasons why they bought second homes, respondents said there were some differences depending on the type of home. Overall, 30 percent of buyers wanted to diversify investments, 28 percent sought rental income (37 percent investment vs. 7 percent vacation homes), 14 percent wanted a personal or family retreat (29 percent vacation vs. 8 percent investment), 6 percent planned to use for vacations (16 percent vacation vs. 2 percent investment), and 5 percent had extra money to spend.

“Because the typical second-home buyer is a baby boomer, it’s likely over the next decade that second-home sales will remain historically high,” Lereah said. “The boomers are still in their peak earning years and have both the wherewithal and the desire to purchase vacation homes and investment properties.” Ninety-two percent of all second-home buyers see their property as a good investment. In addition, 38 percent said it was very likely they’d purchase another home within two years, breaking down to 47 percent of investment buyers and 16 percent of vacation-home buyers. The 9/11 effect, and family values is another unpredicted phenomenon that many experts sight when discussing the second home market. The theory says that as Americans were shocked by the events of 9/11, they wanted to create more ‘family together time’ and come together in vacation destinations where far-flung family members could rejoin as a whole unit. Drive-to destinations were first to experience the effects on family-tourism from 9/11, these resort locations within a 2-5 hour drive from metro areas actually saw increases in occupancy immediately following 9/11. The theory is still evolving, but through my own surveys of boomers, this effect has merit on cottage demand. Drive-to vacation cottages is still the fastest growing market. Can the demand for second home, resort properties and retirement residences be truly measured or is it just another version of real estate investment hype? A new study by NAR, shows that 23 percent of all homes purchased in 2004 were for investment, while another 13 percent were vacation homes. In addition, there was a record of 2.82 million second home sales in 2004, up 16.3 percent from 2.42 million 2003. The investment-home component rose 14.4 percent to 1.80 million sales in 2004 from 1.57 million in 2003, while vacation-home sales rose 19.8 percent to 1.02 million in 2004 from 850,000 in 2003. The figures have merit and factual measurement. Real estate values in nearly all ‘vacation, resort, and retirement’ areas have out paced the overall market by double digit (alarming) rates. The working communities of America are not only lagging, but in many cases falling in real value (when adjusted for CPI inflation).

(A note about inflation & currency: All too often we read reports about the increasing value of assets like real estate without any discussion of the cost of inflation in these increases or the exchange value of the currency being used to value the asset. If the dollar falls in purchasing value by 30% against other currencies, the value of real fixed assets should correspondingly rise by 30% (if they are desirable for purchase by foreigners). Real estate markets that have a high level of foreign investment will appreciate quickly as the dollar falls, and fall if the dollar strengthens (Hawaii circa 1990s). If the Consumer Price Index (CPI) rises by 3%, then the value of a home that rises by 5% has truly only increased by 2%. It is disturbing to this author that this is not more openly discussed by our mainstream press, who by profession are journalists with liberal arts degrees, not MBAs. Watch the true inflation-adjusted appreciation rate, no the media hype.) Can these high rates of appreciation in second home markets really continue? Many experts believe, “Yes!”, it can sustain for a long run (not months, but years). The fundamentals of rapid appreciation equate to supply growing slower than demand. Supply in areas such as South Florida have been rapid (78,000 new or planned condo units entering the Broward/Dade county market by 2007), but material shortages and hurricanes have slowed the ramp-up and created a large amount of pent up demand chasing reduced supply. Also, the foreign buyer demand in the Miami area is extremely high, this means these buyers are using currency that is 20-30% strong than last year. A 30% rise in property values is easily absorbed in this environment.) In areas such as Arizona and Las Vegas, water concerns and lack of infrastructure and skilled laborers have slowed the rapid pace, but the grow rate is still staggering. Other scenic second home destinations, like the mountain states, Pacific Northwest and Florida Keys have environmental hurdles which raise the barriers to entry for developers and restrict supply. A restricted supply in the face of demographically empowered demand is always a formula for rapid price appreciation (CA in 1970’s). What goes up must come down? Yes. But a 20% per annuim rise for 5 years, followed by 5 years of stagnation or a 10% loss, is still 5%+ annual growth rate (worse case). If leveraged at 90%, the return on initial investment is still 44% per year. The Ironman — Then and Now

Talk about a race that had humble beginnings. Just a handful of hardy souls who wanted to inject some excitement into their otherwise tedious lives and the Ironman triathlon was born.

What began on basically a dare in the mid to late 70’s has mushroomed into one of the fastest growing athletic events in the world.

It truly exploded into the limelite in 1982 when countless television viewers watched the drama unfold as Julie Moss waged a fierce battle against all odds to cross the Ironman finish line. It was like the ABC slogan: “Thrill of Victory and agony of Defeat” both happened at the same time. What a television sports moment it was for those fortunate enough to witness it.

I was among the many thousands who watched it on ABC wide world of sports that day, and like many, was driven to cross that finish line. Thanks to the inspiration of a courageous and determined Julie Moss, I was able to achieve my goal in Hawaii just 2 years later, and my life was changed for the better…. forever.

The Ironman began as a race that drew a few daring competitors, and soon hundreds and now thousands set their collective sites on the Ironman finish line every year as the Ironman now spans the globe. The choice of venues has grown considerably over the past 3 decades and yet there seems be no shortage of those willing to test their determination, strength of character and athletic skill in this amazingly difficult and compelling event.

There were many that believed the Ironman as an event would burn itself out after 10 years or so. It was a fad that would have a short lifespan. Well, just the opposite has happened. There are many races that fill in days and if you’re not quick you can very easily get shut out for the year.

Ironman Canada for instance, fills in less than 24 hours. In other words, one day after the race is over, the following years race is filled.

This continues to happen around the world at different venues despite increased entry fees, higher equipment costs, travel arrangements and lodging as opposed to the relative affordability of early Ironman races.

As things stand now, there is no end in sight. It seems like there will always be returning Ironmen and never-ending supply of first time Ironman hopefuls that will keep this incredible event alive for years to come.

My name is Ray. I’m glad to say I more or less was introduced to this amazing event when it was still relatively new. Considering there were just over 1000 entries in 1984(from the entire world), it was a privilege and defining moment for me that I will never forget.

World Cup Goalkeepers – Paul Robinson

Paul Robinson was born in Hull, England and graduated from the Leeds United soccer academy. Having proven himself to be a very confident and agile shot stopper, 27-year-old Paul Robinson has since matured into one of Europe’s leading keepers. He worked hard to edge David James as the number one goalkeeper in England a few years ago. He played a key role in England’s World Cup qualification and will be donning the Number 1 jersey when his team begin their challenge next month.

The goalkeeper has always been a vital aspect in determining a team’s success or failure and this is also expected to be the case in the World Cup as the best teams in the planet battle it out for soccer supremacy.
England will be stepping into the pitch with what has been termed the “best English squad since 1970″ and Robinson will also have to rise to the occasion and live up to his reputation as the “best goalkeeper England have had”.

Robinson made his England debut as a second-half substitute against Australia in 2003 while still with Leeds United and after a successful first season with Tottenham, he overtook David James as England’s first choice goalkeeper in September 2004.

Popularly known as “Robbo”, he hails from Beverly in East Yorkshire, England and played for Leeds from 1997 – 2004 before he transferred to Tottenham in May 2004 for a fee of £1,500,000. He set a new record for being the highest paid goalkeeper in England a couple of years back.
“The World Cup is the biggest stage for any footballer and it is their dream to play in the final … I am no different. I have worked very hard to get here with England and at this point, it is even more important that I work even harder to stay here. Things can change in a blink of an eye in football and no one knows that more than me,” Robinson said in a recent interview.

During the world cup qualification matches, Robinson played in 9 matches and displayed excellent form. He did not let in a single goal in 6 of those matches. With such impression form, Robinson will no doubt be a stabilizing force for England between the posts.

In such a high-profile spectator sport like the World Cup, the expectations of the fans and England football officials are very high. There is immense pressure from all sides to do well. Under such circumstances, mental training becomes increasingly important in order for players to stay calm and keep cool despite the pressure.

“You have to be very mentally strong to be a keeper at this level. We are there to be shot at and that’s the part of things we have to accept. You just have to try and make sure mistakes don’t happen”, said Robinson

Soccer Trophies

Football, or Soccer as it is known in America, is the most popular team sport played professionally and by amateurs worldwide. Soccer players are revered as icons and soccer teams sign millions of dollars as endorsement deals.

Soccer is a game between two teams of 11 players, each trying to net the most goals in the opposite side’s goal post. Players are forbidden to use their hands, except for the goalkeeper, who can prevent a goal with his hands. So each team tries to prevent the other from scoring while trying to score itself. A standard match consists of two sessions of 45 minutes each, separated by a 15-minute break called half time. Extra time and penalty shootouts are allowed by the referee under special circumstances to decide an undecided match.

A survey by Federation Internationale De Football Association (FIFA soccer’s governing body) revealed that in 2001, over 240 million people worldwide in more than 200 countries played the game.

Six regional confederations are associated with FIFA. These include the Asian Football Confederation (AFC), Confederation of African Football (CAF), Confederation of North, Central American and Caribbean Association Football (CONCACAF), Union of European Football Association (UEFA), Oceania Football Confederation (OFC) and Confederacion Sudamaricana de Futbal (CONMEBOL representing South America).

Soccer trophies are awarded for matches of all sizes, from local playgrounds to huge stadiums packed with fans. The most prestigious is the World Cup, organized by FIFA. It takes place every four years, and about 190 national teams vie to qualify to play the finals. The finals now involve 34 national teams. Golf Tip #1: Shorten Your Driver – Lengthen Your Drives

Why has the word “Standard Length” lost all of its meaning in golf? What happened to “Standard” meaning that all things being the same you would get what you expected? In years past this definition has lost its true meaning, and in no more apparent place then in driver lengths.

Twenty years ago the standard length of a driver was 43 inches. Drivers have now stretched to as much as 46 inches! So what does this mean? Think about it drivers are getting longer and people are not getting taller. Twenty years is not enough time for us humans to genetically evolve, even though we would like to think so sometimes. Secondly, it means that for the majority of golfers hitting fairways is becoming increasingly more difficult.

So what is driving the golf industry to change the length of drivers you might ask? Well it began with technology. Titanium and ultra-light graphite shafts were two materials that made this possible. These two lighter materials allowed companies to lengthen drivers and keep swingweights the same. But companies like Callaway and Taylormade have taken it to another level. Every year golfers are bombarded by commercials claiming that their company’s new driver can give them an added 15 yards off the tee. Every year these commercials make the same claim, but by my math we should be hitting 500-yard drives by now. Yes, these longer drivers might give you a few extra yards off the tee but the majority of the time accuracy is what is given up in return.

For many years almost every golfer would call us and say that they wanted a 46-inch driver. We would ask them some questions about their game including their height. The guy would come back and say he was 5′9″ but still wanted that 46-inch driver no matter what our recommendation was. What can you do, we want to fit the customer properly but if we can’t persuade him to be fit for a shorter driver then we have to put him in the 300 yard bomber he wanted. Although, now golfers like Tiger Woods are beginning to change many of the opinions about longer being better. When Tiger was amazing the golfing world with his distance off the tee, many people were not aware that he was doing it with only a 43-inch stick.

So now I am sure you are asking how could this be possible? I see all the long drive guys with these elongated spaghetti noodles driving the ball 400 yards, so how could shorter be longer. Well it is a two-part answer, and it has to do with swing plane and confidence. Swing plane is the angle created in your swing by the relation between your hands and the club. The longer the club generally the flatter the swing plane and the shorter the club the more upright the swing plane. A quick illustration below will demonstrate:

PART ONE (ANSWER):

By being in the correct swing plane you allow all the correct muscles to take part in your swing. For example, you will now be using your shoulders, triceps, forearms, hips and legs for that extra drive. If you are in the wrong swing plane you are relying mostly on wrists for your back swing and downswing. This allows your wrists to oscillate during your swing, which will also make it more difficult for you to return the club to the position you started in. And for the average golfer this results in playing out of the tall grass for your second shot more often then not.

PART TWO (ANSWER):

Confidence is one the most important components of a golfers swing. Think about it, if you think about having the shanks what happens?? You got it, you get the shanks. But if you step up to the tee box with confidence in your abilities it will allow your body to relax and swing more fluidly, resulting in higher swing speeds. Also by being in the correct swing plane you will begin to hit the sweet spot more often, this will build your confidence with your driver. And without you even realizing it your body will begin to swing harder, but still remain in the correct plane. Before you know it you are swinging 5 to sometimes 10 mph harder then you did with a 46-inch driver. No we are not saying swinging harder is better but we are saying that swinging harder and remaining in the correct plane is what you are trying to achieve. By finding this happy medium you will begin to see the results we are talking about. A shorter driver will result in more fairways hit, which results in more confidence. And confidence = results.

JavaScript Alert – Every Web Master Running JavaScript Should Know This

Every web master running JavaScript should be aware of the HTML level tag

<NOSCRIPT></NOSCRIPT>. Many web sites these days are running Javascript in order to have fancy drop down menus. If the surfer has Javascript turned off, those menus can disappear entirely, leaving the surfer with the belief that he has stumbled upon an unfinished web site that only has a home page and no other pages. A web site that has rich content and many pages may seem to have only one page! I’ve seen it happen. The surfer will probably be clueless as to what has occurred and will hit the back arrow on his browser and will go elsewhere to obtain the information/product.

The authoritative w3schools.com web site reports an 11% rate of surfers that are browsing with Javascript turned off in January 2005. Because of virus scares, and the advice of companies like Microsoft, that rate is increasing. If most of your web site ‘disappears’ for 11% of the browsers that load your home page, doesn’t that translate into a rough loss of 11% of your business sales?

Fortunately there are some very simple things you can do to remedy the situation. The HTML level tag

<NOSCRIPT></NOSCRIPT> is activated when a browser with Javascript turned off visits the page. Whatever HTML code you put between those tags will appear when Javascript is turned off and will show nothing when it is turned on.

In the case of Javascript drop down menus, the simplest fix you can do is to go to the place in your HTML source code where the Javascript drop down menus would display and add this code:

<NOSCRIPT>Javascript is turned off in your browser. You need Javascript turned on in your browser to use the menu systems of this web site.</NOSCRIPT>

If Javascript is turned off, that code would show a message in red warning the user that turning on Javascript is necessary, and optionally might link to a page explaining how to do that on different browsers. Small fix to potentially increase sales by 11%!
